Artificial Turf in Herriman, UT

Herriman grew from about 1,500 people in 2000 to more than 55,000 in 2020, so most yards here are new, fresh from the builder and subject to the city's water-efficiency standards.

Herriman, population about 59,300 (Census ACS 2020–2024), requires landscaping in front yards, park strips and side yards on residential lots. For new construction, the city says all landscaping has had to meet its Water Efficiency Standards since January 3, 2022, and that landscaping must be finished before occupancy, or within one year of the certificate of occupancy if weather gets in the way (Herriman City, landscaping requirements). The standards cap lawn at the greater of 250 square feet or 35% of the total landscaped area, and bar lawn in park strips, on slopes steeper than 25%, and in areas under 8 feet wide (Herriman Water Efficiency Standards).

Those rules define lawn as grass or turf that is regularly mowed, so they describe living grass. We could not find a published Herriman rule that says artificial turf is allowed or banned, or whether it counts toward the 35% cap. Ask the city's building department before you plan a front yard. Neighbouring South Jordan and West Jordan have their own rules, so do not assume they match.

A Blank Backyard in a Fast-Growing City

Herriman is the newest of the cities on this list, and its builders often hand over a backyard of bare, compacted fill. Artificial turf is a common fix for that blank space because it needs no mowing and no summer irrigation. A good base matters more than the turf itself, and the installer we refer will check drainage and compaction before quoting. If your lot is part of a planned community, ask for the design guidelines first. We have not sourced any specific Herriman HOA rule, so confirm yours.

Rear yards are not named in the front-yard landscaping requirements the city publishes, but a lot can still be covered by its own approval conditions. Read your plat notes and ask the city.

Water and Rebates in Herriman

Herriman blends its own wells with Jordan Valley Water Conservancy District water, and uses only the district's water in the off-peak season from fall 2024. Secondary (untreated) water is available only in some areas, runs from May 1 to mid-October, and the city has begun metering it (Herriman water FAQs). A lawn on secondary water is cheap to run, which is one reason homeowners compare turf honestly rather than assume it saves money.

Herriman is on the state's list of cities where landscape incentives are available (Utah Division of Water Resources). Utah Water Savers pays for water-wise planted landscapes. It does not incentivize artificial turf, and says so in its FAQ. See our rebate guide before you remove a lawn, because the programs ask you not to pull grass until you are approved.

With about two in three homes built since 2010, most Herriman yards are first-owner landscapes with young trees and builder-grade sprinklers rather than old lawns to tear out.

Costs

Installed artificial turf runs about $5.45 to $20 per square foot, according to Lawn Love (Dec 2025). Our artificial turf cost guide breaks down what moves the price, and the artificial grass lawns page covers what a typical install includes.

Herriman's Fall 2025 Look At Artificial Turf

Herriman's Planning Commission minutes of October 15, 2025 (approved November 19, 2025) record the commission evaluating how artificial turf fits within the city's 15% hardscape allowance for front yards, adding regulatory terms but setting no specific pile height; minutes from September 17, 2025 show commissioners discussing changes to artificial turf restrictions and enforcement concerns in residential areas (Herriman minutes). We could not read the full minutes or find a final council vote, so we cannot say what the adopted rule is. Ask Herriman's building department for the current text before you design a front yard.

That puts Herriman closer to the cities that treat turf as a managed material than to the ones with silent codes. Backyard installs are the lower-friction path while you wait for an answer, and the installer we refer can price a front and back plan separately.

Herriman Turf Cost For New-Build Yards

HomeAdvisor (June 2026) lists turf material at $2 to $8 per square foot and labor at $4 to $9. A builder-graded backyard of 800 square feet is therefore roughly $4,800 to $13,600 combined, and there is no old lawn to remove. That is arithmetic on published ranges. Compaction and drainage checks matter on fill soil; see the installation process guide and the cost guide.

Turf Questions From Herriman Homeowners

Does Herriman allow artificial turf in front yards?

We could not find a published Herriman rule that mentions artificial turf. The city requires landscaping in front yards and park strips and caps living lawn at 35% of the landscaped area in new landscapes. Whether synthetic turf counts as landscaping is a question for the city, so ask the building department before you order.

Will Utah Water Savers pay for artificial turf in Herriman?

No. Herriman is on the eligible-city list, but the program pays for water-wise planted landscapes and does not incentivize artificial turf. A Jordan Valley spokesperson told Fox 13 the district will not disqualify a yard for having turf, it just does not incentivize it, so planted areas of the same project may still qualify (Fox 13).

Can I put turf where my secondary water sprinklers are?

Yes in principle, but new homes must stay connected to the city's secondary system, so plan around the existing lines and valves. The installer we refer can cap or re-route heads. Confirm requirements with the city's water department.

Is fake grass allowed in Herriman front yards?

Herriman planners reviewed in fall 2025 how artificial turf fits within the 15% front-yard hardscape allowance. We could not confirm the final adopted text, so ask the city before you order.

How much does artificial turf cost in Herriman, UT?

About $6 to $17 per square foot for material and labor combined (HomeAdvisor, June 2026). A free measured estimate gives your total.
