Artificial Turf in Farr West, UT

Farr West has about 7,952 residents (Census ACS 2020–2024). Chapter 17.80, Waterwise Landscaping Requirements (Ord. 2022-08, June 2, 2022), says turf on residential development approved after July 1, 2022 may not exceed 35% of the front and side yard landscape area, and is not permitted on slopes over 25%, in areas under 8 feet wide or in parking strips. Drip irrigation is required outside turf areas and a WaterSense smart controller with rain delay must be installed (Farr West Code 17.80, public copy).

Older landscapes are only encouraged to follow it, including removing turf from the park strip. The chapter does not mention artificial or synthetic turf. A separate section (17.44.160) lists suitable landscaping as plants, shrubs, trees, lawn, xeriscaping or similar materials that are common to and fit the character of the surrounding neighborhood, and requires a single-family front yard to be landscaped within 12 months of occupancy (Farr West Code 17.44). A neighborhood character test is a question to put to the city before you commit to a product.

Lot Sizes and Setbacks

Farr West's A-1 and A-1-R zones set minimum lots at 43,560 square feet, and R-1-15 at 15,000, with front setbacks of 30 feet from a city road and 40 feet from a state road (Farr West Code 17.44.190). A deep front setback on an acre lot leaves a lot of surface to price, so ask the installer to separate play area, side yard and front yard.

Water and Rebates

Pineview Water Systems lists Farr West among its communities (Standard-Examiner, Jun 2021). Farr West is in Weber Basin's $2.50 per square foot tier for the Landscape Lawn Exchange, which excludes replacing lawn with artificial turf (Weber Basin). We found no Farr West rule that names artificial turf. The waterwise chapter caps living turf at 35% of front and side yards for new development, and landscaping must fit neighborhood character, so ask the city first.

Is turf allowed in a Farr West park strip?
